Annual servicing

Your Landlord is required to carry out an annual gas service (safety check) on all appliances owned by them in its properties.

Why do they need servicing?

It is important that gas appliances are serviced annually to ensure that they are working safely and efficiently. If they were not serviced they could become dangerous and give off poisonous gases such as Carbon monoxide (CO)which are harmful and can kill.

Wolverhampton Homes Gas Section 

At present your landlord's gas section carry out gas services at approximately 19,800 properties annually.  This work is carried out by their own team of fully qualified engineers with appointments available Mon-Fri 8.00 am - 6.30 pm and on Sat 8.00 am - 1.00 pm.

What do I need to do?  

When your property is due to be serviced, an engineer will call. If you are out when he calls he will leave a card asking you to contact them to arrange a mutually convenient appointment. If you do not respond to this card within 7 days then 2 follow up visits will be made.

Following a third no access visit, efforts will be made to contact you by phone at various times including out of hours for people with different work patterns and within 14 days you will receive a letter from the Gas Services Manager with a follow up letter 14 days later.

Your details will then be passed to the Gas Governance Manager who will engage with other parties such as Neighbours, Concierge staff, Estate Management, Social Services, Hospitals etc to find if there are any circumstances that may have prevented you from contacting us.

If there is still no access provided after 21 days then you will receive a final letter from the Gas Governance Manager informing you that we will be applying for a County Court Injunction.

Following a court appearance you may be ordered to provide access within 48 hours and pay all related costs as ordered by the Judge.

Ultimately as a last resort action will be taken by forced entry into your property and isolate the gas supply until service is allowed.
