Housing repairs - tenants' responsibility

Wolverhampton Homes carries out a wide range of repairs, however, there are some repairs that tenants must undertake themselves. These are generally minor repairs and maintenance.

A full list of repairs that are the responsibility of the tenant can be found in Section 8a of the Council's tenancy agreement and include:

  • Reglazing windows and doors
  • Broken or damaged doors
  • Lock changes when keys are lost
  • Replacing lost keys and cost of re-entry if tenant is locked out
  • Replacing fuses and electrical plugs
  • Replacing electric fire elements and gas fire radiants
  • Replacing plugs and chains to waste pipes
  • Cleaning of chimneys
  • Replacing clothes line or rotary driers
  • Maintaining the gardens and clearing rubbish
  • Any repair to installations or improvements made by the tenant (except some gas appliances)
  • Internal redecoration
  • Battery operated smoke alarms
  • Any other damage which in the opinion of the housing department has been caused deliberately or maliciously
