Housing repairs - tenants' responsibility
Wolverhampton Homes carries out a wide range of repairs, however, there are some repairs that tenants must undertake themselves. These are generally minor repairs and maintenance.
A full list of repairs that are the responsibility of the tenant can be found in Section 8a of the Council's tenancy agreement and include:
- Reglazing windows and doors
- Broken or damaged doors
- Lock changes when keys are lost
- Replacing lost keys and cost of re-entry if tenant is locked out
- Replacing fuses and electrical plugs
- Replacing electric fire elements and gas fire radiants
- Replacing plugs and chains to waste pipes
- Cleaning of chimneys
- Replacing clothes line or rotary driers
- Maintaining the gardens and clearing rubbish
- Any repair to installations or improvements made by the tenant (except some gas appliances)
- Internal redecoration
- Battery operated smoke alarms
- Any other damage which in the opinion of the housing department has been caused deliberately or maliciously
