Response Repairs Reduction Strategy
Planned and Programmed maintenance offers better value for money for our customers and we have put in place a Response Repairs Reduction Strategy to increase the levels of Planned and Programmed Work which in turn will bring about a reduction in the volumes of Response Repairs.
Our Strategy includes the following actions:
- Ensure that Planned Maintenance Programmes are informed by a robust stock condition survey.
- Analyse levels of Response Repairs to identify opportunities for more Planned Maintenance work.
- To set year on year Planned Maintenance budget increases with corresponding reductions in the Response Repairs budget.
- Regular review of materials specifications to ensure accurate life cycle and serviceability predictions.
- To evaluate the impact of the strategy on volumes and costs of works.

- Internal Preventive Maintenance Programmes.
Annual service checks and maintenance of domestic water systems. Annual maintenance and repairs to PVCu windows and doors.
- Planned Repairs and decoration to Communal areas.
- Environmental Improvement Programmes incorporating low maintenance products.
- Guttering maintenance and repairs.
- External Fencing Schemes.
- Cyclical programme of servicing Smoke Alarms, Storage Heaters and Electric Fires.
- Electrical Periodic Inspections to ensure the electrical system complies with the Electrical Regulations in force.
