Rechargeable repairs
Wolverhampton Homes are not responsible for repairing damage which has occurred as a result of neglect, carelessness or wilful damage by the tenant, other residents or visitors.
Under the terms of the tenancy agreement with the City Council, Wolverhampton Homes has a duty to recover the costs of repairs that are the responsibility of the tenant. We will, therefore, be robust in recharging for repairs that are not due to fair wear and tear.
In an attempt to minimise the number of recharges we will only undertake repairs that are the responsibility of the tenant, if it is agreed the full costs will be met by the tenant.
In addition if a repair is mis-reported in order to secure a quicker response, say for example, a leak from a pipe which can be contained is reported as severe, then part of the cost of the repair will be re-charged.

Tenants who wish to arrange their own repairs should be advised of the required standards we expect, including valid certification where necessary such as Gas and Electric repairs.
Tenants are advised at sign up to take out Home Contents Insurance which will cover many items which are not undertaken by Wolverhampton Homes.
Exception for Victims of Crime:
The cost of repairing damage to a property caused as a result of a crime will not be recharged. The work will not be undertaken without a valid crime number from the Police. The Police manage the procedures relating to the issue of crime numbers not Wolverhampton Homes. Log numbers will not be accepted, although in such cases, Wolverhampton Homes will undertake to inspect the damage caused and advise the tenant further following inspection.
Keeping Properties Secure:
Wolverhampton Homes will secure properties for a tenant if required. For example, in the case of broken glazing in a front door, the tenant is responsible for the repair unless they have a crime number. However, Wolverhampton Homes will secure the property by boarding up the affected area but will not re-glaze unless the tenant agrees to pay for the full cost of the repair.
Pre-leaving inspections:
During a pre-leaving inspection, any repairs identified will be brought to the attention of the tenant. The tenant has to put right any repairs before they leave or they will be recharged, unless transferring to a Wolverhampton Homes property where the move will be denied. All tenants are encouraged to leave their property in a good condition, and if their keys can be collected from their home, a £50 incentive payment will be paid.
Charging Policy:
Recharges will be determined on the basis of cost of the repair (or on a quotation from external contractors in the case of intercom repairs for example) plus an administration charge of £40.00. Recharges can be paid by invoice or direct to Wolverhampton Homes via any of our local offices or Civic Centre.
